F&Q - Getting the unit ready.

If a unit is not properly prepared before handover to a tenant, it's likely that the landlord will feel bit of frustration by receiving calls from the tenant every now and  then during the first few days or even weeks.

A good handover preparation helps to protect the asset, reduces wear and tear, reduces chance of damages,  and reduces tenant's complains and interruption upon/after check in.

LANDLORD'S CHECKLIST TO PREPARE FOR AN EASY HANDOVER

Landlord needs to screen through all light bulbs/Pipe/Host in the whole premises.  Prepare a couple of spare bulbs / shower hoses for tenant to use it DIY during the lease term.   Register all spare parts in the inventory list with costing and ensure tenant to buy and refurnish back the same/similar type according to the List upon their Check Out Handover.

Landlord to ensure that there is no leaking at all water points (especially sink area) before handing over the premises to tenant.  It helps to reduce damages to the asset.

Check and add protectors to all bases of all chair legs/table legs.  This reduces scratches / damages by tenant/guests' habits of dragging furniture over the flooring surfaces.

Check and tighten all screws and nuts to prevent further damages.

KEYS AND ENTA CARDS

To each and every door,  it's good that landlord to provide 2 keys instead of one.  In case the tenant  loses one key they can duplicate with the other key.   Rather than getting calls from tenant asking for emergency help in the mid night.

Insert and check both keys to the correct door to make the handover Check In easy.

REMOTE CONTROLS 

Gather all Keys / Cards  Air Con / TV remotes controls upon check in Stock Check according to Inventory List / Key List,
as well as the following documents:
Last Air Con Service report
Last Curtain Dry Cleaning's Receipt
Last Cleaning Company Receipt.

Will do the same by tenant when they have their check out handover.
